Service Level Agreement (SLA) penalties are increasingly relevant when underwriting data center assets, according to a new white paper from Parametrix, the leading provider of cloud monitoring, modeling, and insurance services.

With operational disruptions as short as 26 seconds sufficient to trigger SLA penalties under some data center tenancy contracts, SLA-driven performance exposure is a material financial risk in a data center underwriting. The risk directly affects net operating income, debt coverage, and asset valuation, Parametrix writes in The Impact of SLA Exposure on Data Center Valuation and Financing. When disruptions are longer and SLAs punitive, this operational risk could reduce annual cash flow for data-center operators by 32%.

As data center development accelerates, owner-operators face new operational and financial pressures. Higher power density, increasing performance expectations from hyperscalers, and strict uptime requirements embedded in tenant contracts are raising the stakes for operational resilience. Many of these contracts include SLAs that require operators to provide tenant service credits, rent abatements, or other penalties if performance thresholds are breached. While these agreements reinforce operational discipline, they can also introduce meaningful financial volatility.
